SPEAKERS Kristi Cirtwill is a Southern California real estate professional and the owner of Hoarder Homes. Since 2006, she has specialized in helping homeowners sell properties that need significant repairs, cleanup, or a nontraditional sales approach. Known for creating practical solutions in challenging situations, Kristi combines real estate experience with a compassionate, seller-focused approach. Hoarder Homes Eric Paul Escobar is the CEO of Esco Builders and an ADU specialist in Southern California. He specializes in ADU construction, garage conversions, and creative development strategies that maximize property value. Sabrina Smai is a former award-winning computer hacker and AI/machine learning engineer at Microsoft. She pivoted into real estate development, specializing in ADUs and the condominiumization of smaller units. Sabrina spends her time also coaching people how to get into development. Stephanie Gutierrez is a micro developer, realtor, lender, and housing policy advocate specializing in ADUs and multifamily. As founder of ADU GG Investments, she has sold 800+ homes and guided clients through hundreds of ADU projects, working across financing, development, and property and HOA management. She advocates for key California housing legislation (SB 1211, AB 1033, SB 79, SB 1123), hosts a podcast on micro development, and leads ADU Meetup events across Southern California.
